Pros: Location, location, location, historic feel
Cons: Tiny room size, better bedding and in room info about the hotel
The Bottom Line: If you are looking for a central location in the city, this is a great place to rest your head. Would recommend for 1-2 people.

Charming inn if you can get used to the super-small rooms and just a wee bit of noise.
Location Unlike some of the other Inns in the area, API is located on a more of an alley than a main street. That has its pros (noise isn't as bad), and its cons (is located right next to all the stables for the horses- poor things). Pickney St. is located off Meeting Street on one end and Bay on the other. Church runs across it. The location is really quite perfect if you are interested in visiting the Market as it is easily walkable and a block and half away. It is a bit of a hike to the Battery, however my husband and I found the walk to the park do-able. There are many restaurants withing walking distance, recommend Jestine's.
There are two buildings to the Inn. The one you see on the website that is adobe in color and is beautiful is the building where the lobby and some rooms are housed. The opposite side of the street is where more of the rooms are located and is a cement building with the rooms in more of an atrium style. Would be absolutely beautiful if they could restore the outside a bit. The lobby is gorgeous and very homey with free coffee during the day. All staff we encountered were friendly and accommodating.
Rooms It appears room sizes in this Inn vary greatly. It makes it a bit challenging. Our initial room was too small so we moved to a larger room. When I say larger room, couldn't have been more than 200 square feet if that much. You pretty much get a lamp, bed, dresser with small TV (with closed captioning), two nightstands and a bathroom. I'm used to Hampton Inn sized rooms, this was probably half that size. Others in our party seemed to have a bigger room. I would try and check in early and make sure your room isn't too small. I prefer not to face the street as I think it is a noise magnet. They do have interior rooms which is where we stayed.
General conditions of the room were just okay. It seemed like the walls were a little on the dingy side. They could have used a magic eraser on some of the fixtures. The bed was fine, firm enough, however for the price paid, the bed just seemed pretty blah. Only two real pillows, blanket and sheet. The door could have been a bit more flush as it let in a bit too much light from outside.
The bathroom was a very nice size, at least in our room, and was clean. The upgraded Bath and Body Works amenities smelled delicious. Water pressure was fine.
Amenities The hotel has a business center on the first floor of the cement building and does have an elevator in case you are on a higher floor. Was a bit difficult to find any vending, and would have been very helpful if the Inn provided information in the room about amenities. There is a beautiful roof terrace that provided an excellent view of the city. We sat up there, had some dessert from a local cafe and enjoyed the weather.
Continental breakfast was just okay. Bagels, muffins, mixed fruit and some cereal, just seemed a bit on the skimpy end (again for the price paid). The lobby has a lot of information about the area and they were very helpful. Parking was $12 (?) in back of the hotel or across the street.
Overall If you are looking to park yourself and walk around Charleston, this Inn would be more than adequate. I'm just not sure you get your monies worth at this Inn, however it is cheaper than many others in the area, which I'm sure may not be as nice. The roof terrace was fantastic, friendly staff, however the room size was definitely on the small side. Would be more than fine for one person, but for bigger parties, if you want to be able to relax in the room instead of just sleeping in it, may not be the best place for you. Location, location, location.
